Housing Stats February 2026

The latest Columbus REALTORS® Housing Report is out — and February continued to show a steady, competitive market across Central Ohio. Whether you're buying, selling, or just keeping an eye on real estate trends, here’s what you need to know.  

HOMES SALES STEADY

For the second month in a row, closed sales matched last year’s pace. 

  • 1,747 closings in February 2026
  • 3,262 closings YTD, nearly identical to the 3,264 closings by this time in 2025

    Columbus REALTORS® President Gloria Alonso Cannon noted that while each community behaves differently, the overall market remains “strong and competitive.” Good news for sellers — but buyers still need to act fast when the right home appears

COUNTY-LEVEL BREAKDOWN

Different counties saw different levels of activity:

Franklin County

·         888 closings 4.6% decline year over year

Delaware County

·         165 closings

·         13% increase

Fairfield County

·         131 closings

·         20.2% increase

Both Delaware and Fairfield are seeing notable momentum heading into spring.

PRICES, INVENTORY & TIME ON MARKET

Median Sales Price

  • Up to $315,000
  • 3.3% increase from February 2025

Inventory

 

  • 3,999 homes, up 7.6% year over year
  • New listings dipped slightly by 1.8% with 2,197 properties added

Even with the boost in inventory, Central Ohio remains in solid seller’s market territory, with only 1.6 months of supply.

Days on Market

  • Homes took longer to sell
  • Median DOM: 49 days
  • Up 14% from 43 days last year

As spring approaches, expect more activity — and more competition — on both sides of the transaction.

COMMUNITY SPOTLIGHT: PICKERINGTON SHINES

This month’s standout? Pickerington.

·         45 sales in Pickerington Local Schools
— a 36.4% increase

·         34 sales within the City of Pickerington
— a remarkable 70% increase year over year

Pickerington continues to be a highly desirable community for families, commuters, and anyone looking for strong schools and growing opportunities.

WHAT THIS MEANS MOVING INTO SPRING 2026

·         Sellers: Inventory is still low overall, demand remains strong, and days on market—though rising—are still healthy. Preparing your home properly will maximize your return.

·         Buyers: Competition is increasing. Pre-approval and a clear strategy are essential before the spring rush hits.
